General Community Information

Please note: The property will be closed during Summer 2026 (starting May 15, 2026) for renovations, so there will be no summer move-ins.

We are located conveniently near Georgia Institute of Technology (0.2 miles), Georgia State University (2.2 miles), Savannah College of Arts & Design (1.4 miles), AUC (3.6 miles), and Emory (4.9 miles).

100 Midtown does not allow pets.

We partner with RoomSync to help residents self-match with roommates. Residents who do not bring their own roommate or match through RoomSync will be paired based on compatibility using responses from the roommate questionnaire completed during the application process.

At 100 Midtown, you’ll be part of a vibrant boutique-style student living community. Our community can hold up to 324 people. We can’t wait to welcome you!

Our community is smoke-free in all indoor and adjacent areas.

100 Midtown is undergoing exciting renovations, including an expanded fitness center, new study and co-working spaces, and additional social lounges and activity rooms. Interior upgrades will also include stone countertops, updated lighting, upgraded TVs in living rooms, and upgraded furniture and appliances in select rooms.

Guests are always welcome, provided they have the consent of all roommates and comply with community security guidelines. Overnight guests are permitted, but there are limits on the number of guests and length of stay—please review your lease for specific details.

Residents are responsible for the conduct of their guests, invitees, family members, and anyone they allow into the property or apartment, as if such conduct were their own.

Leasing

For AY 2026–2027, our best rate will be on annual 12-month plans running August 2026–July 2027. We will also have a limited number of 10-month academic leases ending in May 2027 and 5-month Fall-only leases ending in December 2026 available for the upcoming year.

Residents are responsible for the entire term of the lease and are unable to cancel the lease. We offer lease re-assignments for a $350 fee. Please contact the office for further details.

Payments

Your first installment is due on the 1st of the month that you are moving in. We are not able to provide keys or access to your room until the first installment has been paid.

Accepted Payment Methods:

  • Through the Resident Online Portal
  • Certified funds (cashier’s check or electronic money orders or money grams)

Important: Once you are a resident, rent is always due on the 1st of each month, and you have until the end of the day on the 4th to pay before incurring late fees.

Our rental package includes internet. The resident pays a flat fee of $100 per month for electric, water, trash, sewer, and pest control, which is included in the total monthly leasing price. 

Your Apartments and Amenities

Based on the floorplans, 100 Midtown offers either a full-size or twin-size bed in every bedroom. Please call the front office for further verification.

  • Twin-size beds: 2x1 Basic and 4x2 Standard
  • Full-size beds: All other floorplans

Residents will have their own unique login to the “100 Midtown Resident” Wi-Fi network. Guests can access the “New 100 Midtown” network without a password. We utilize National Wi-Fi throughout the community to ensure reliable connectivity.

Parents & Guarantors

A guarantor is not required, but if you do not meet our rental qualifications, you will need to have a qualified guarantor sign with you.

If you are able to provide a qualifying guarantor, you will not need to provide a deposit. You may also self-qualify if you meet the rental criteria or opt to qualify by paying a deposit equal to two month’s base rent. This deposit is due at the time of qualifying to sign a lease.
