Q: How are rooms assigned?

Students who come with friends wishing to room together are matched as roommates. Otherwise, students complete a “Lifestyle Preference Survey” through the roommate finder on the 100 Midtown website. Approved applicants will be granted access to 100 Midtown’s roommate online finder where they can browse through profiles of other residents at 100 Midtown who are also looking for roommate(s). Applicants can choose their own roommates or they will be matched by computer with preferences from other Residents and Applicants. Such preferences will include: sleeping habits, meal habits, cooking preferences, cleaning habits, study habits, exercise habits, school attended and class year. Other factors are considered only if the Resident considers them personally important such as: academic major, religion, home region and specific dislikes.

Q: Can anyone log on to the Roommate Finder?

For security purposes, only approved applicants will be granted access to the online Roommate Finder.

Q: What if I discover that my roommate and I are not compatible?

In the event that potential roommates discover that they are not compatible, then they can request a different roommate prior to move-in and management will make every effort to accommodate a change. To provide sufficient time and the greatest opportunity for students to find the perfect roommate, students should apply early. The process is on “first come, first choice” which is tied to the date of application and lease execution.

Q: May I chose my apartment?

You and/or your roommate can select your apartment based upon your lease application and execution date. The process is on a “first come, first choice” basis.

Q: What utilities are included in my rent?

Water, Sewer, Internet, Cable and Phone are included in your rent. Electricity is also included to a generous cap.

Q: Is there high speed internet available in each bedroom?

Yes.

Q: Is there cable available in each bedroom?

Cable is provided in the living room of each apartment. Each bedroom is cable ready, however, each resident will need to contact the 100 Midtown cable service provider to acquire an extra cable box. Extended basic is included in your monthly rent, and you have the option to upgrade this service for a monthly fee.

Q: Is telephone service available in each bedroom?

Telephone service is provided in the living room of each apartment.

Q: Am I responsible for the total apartment rent if one or more of my roommates fails to pay their rent?

No. Each lease is for an individual student for their private bedroom with rights to the common area in the apartment. Students are not responsible for a share of the total apartment rent, but are only responsible for their bedroom rent and their share of the utilities.

Q: What is the term of the lease?

The term of the rent is for 12 months. Students may apply for permission to sublease in the event that they will not attend during part of a term. It is, however, the sole responsibility of the resident to find another student to take over their room and rent payments.

Q: Is smoking allowed in the building?

Smoking is not allowed in the building and Residents or guests who do smoke in their apartment will be subject to a smoke cleaning fee at the end of their lease.

Q: Can I bring my pet?

No, pets are not allowed.

Q: Is there extra storage space available?

Yes, for a small fee.

Q: Does the building have a parking deck and will it be available to residents?

Yes, we have three levels of gate-accessed garage parking for residents and a number of visitor parking spaces.

Q: Is 100 Midtown at 10th Street affiliated with any University?

No; however, we attempt to maintain the same university standards typically expected for proper etiquette. Our management personnel have the same training expected of university employees.

Q: Do I have to pay a security deposit?

Not necessarily. As long as you have an approved guarantor co-sign your lease, we will waive the security deposit entirely! If you do not have a guarantor, we do require a security deposit to secure your room.
